Nationwide Architectural Services

Planning Studio provides professional architectural services across the whole of the UK, with our main area of operation being Lancashire.

We provide architectural services throughout Lancashire, including:

Blackburn, Darwen, Accrington, Burnley, Chorley, Clitheroe, Colne, Fleetwood, Lancaster, Lytham St Annes, Morecambe, Nelson, Ormskirk, Preston, Rawtenstall, Skelmersdale and Thornton Cleveleys, together with the surrounding towns and villages.

We also undertake projects throughout the rest of the UK.

Fixed Price Architectural Services

Our services are divided into two main stages:

1. Planning Services

We provide fixed price architectural services for a wide range of residential projects, including:

• Single storey extensions
• Double storey extensions
• Rear extensions
• Side extensions
• Front extensions
• Wrap around extensions
• Loft conversions and dormer extensions
• Porches
• Garage conversions
• Internal alterations
• New build houses
• Small new build residential projects
• Replacement dwellings
• Outbuildings and garages
• Change of use applications
• Other domestic planning applications

Our aim is to provide clear and straightforward fixed prices wherever possible, allowing you to understand the cost before proceeding.

Permitted Development

Some residential projects may fall under Permitted Development (PD) and therefore may not require a full planning application.

However, Permitted Development relates to planning requirements only and does not mean that architectural drawings or Building Regulations work are free of charge.

Where a project qualifies under Permitted Development, Planning Studio can prepare the necessary drawings and documentation.

Depending on the project, this may include:

• Existing and proposed drawings
• Site and location plans
• Permitted Development assessment
• Lawful Development Certificate application, where required
• Building Regulations drawings
• Structural calculations, where required
• Coordination with Building Control

If a project is carried out under Permitted Development, the cost of the architectural drawings and any Building Regulations work required will still apply.

We will confirm the applicable costs before commencing work.

2. Building Regulations

Planning approval and Building Regulations are separate matters.

Where Building Regulations approval is required, Planning Studio can prepare a fixed price Building Regulations package, including the technical drawings and information required for submission to Building Control.

Where necessary, we can also provide or coordinate structural engineering services and structural calculations.

This service can be provided for extensions, loft conversions, new builds, alterations and other applicable projects.

Small New Build Projects

Planning Studio also undertakes small new build residential projects throughout the UK.

We can assist with projects including:

• New build houses
• Replacement dwellings
• Small residential developments
• Infill developments
• Small scale new build projects

Our services can cover the planning and Building Regulations stages, with structural engineering services available where required.

Small Commercial Projects

We also provide architectural services for small commercial projects throughout the UK.

This can include:

• Small commercial extensions
• Internal alterations
• Change of use applications
• Commercial refurbishments
• Small new build commercial projects
• Planning applications
• Building Regulations drawings

Fixed prices are available depending on the type, size and scope of the project.

Structural Engineering Services

Where structural calculations are required, Planning Studio can also provide or coordinate structural engineering services.

This may include calculations and structural design for:

• Steel beams
• Structural openings
• Roof structures
• Extensions
• Loft conversions
• New builds
• Other structural alterations

Structural engineering fees will be confirmed separately where applicable.

Nationwide Site Visits

Although Planning Studio is based in Lancashire, we can undertake site visits anywhere in the UK.

For projects outside Lancashire, additional travel costs may apply.

Any agreed travel costs will be charged at cost and may include:

• Fuel
• Accommodation
• Other reasonable travel expenses

Where an overnight stay is required, the allowance will generally cover one night's accommodation and fuel, with these expenses charged at the actual cost incurred.

Booking and Deposit Terms

A deposit is required to secure your appointment and allow us to allocate the necessary time to your project.

If you cancel before the scheduled appointment and before we attend the site, your deposit will be refunded in full.

If Planning Studio has already attended the site, the deposit is non refundable, as the appointment has been carried out and the associated time and travel have been committed.
